HAPPY DAY!! Property Tax Bills received by Spalding County residents, Are You Happy?

DID YOU GET YOUR PROPERTY TAX BILL YET???


If you have recently received your property tax statement, you will notice the total millage rate is around 35.7740 for the combined county, the school, and the fire district, some of you will have less, and some will have more depending on where you live. If you live in the county, you will pay a total of 35.7440 mills on your property taxes.


40% of the assessed value of your home/land is calculated.


Basically, the citizens who own property and pay yearly property taxes and other taxes such as motor etc. , will make up 80% of the revenue for budgets for City, County and School.


The average assessed value of single family home (usually based on current market price) in Spalding County for 2024 is around 274K, take 274K and multiply it by 40% or 0.4


274,000.00 X .04 = 109,600.00


40% assessed value of a 274K dollar home is $109,600.00



Current Millage Rates



 Fire = 3.4820 or 0.003482 x 109600.00 =381.63


County = 15.55000 or 0.0155 x 109600.00 = 1704.28


 School = 16.7420 or 0.016742 x 109600.00 =1834.92


TOTAL 35.7740 x 109600.00



Fire total to be paid = $ 381.63


County to be paid = $1,704.28


School to be paid = $1,834.92


TOTAL PROPERTY TAX $ 3,920.83 to be paid by owner for property taxes.


Keep in mind the combination will me more or less depending on your exemptions, if any, assessed value, other.


Next time the county, city, school, and fire want to raise millage rates, don't forget it is as combined rate of 35.7740,


0.035774 multiplied by 109,600.00 totals $3,920.83.


NOTE: The county says a 1 to 1.25 mill increase is necessary for the fire district millage rate, which equals 2.1 million or more increase in property taxes for fire, 1 mil over the current mill of 3.482, which would make it 4.482.


JUST SAY NO!!!


Remember this when the next SPLOST, TSPLOST or ESPLOST is brought up (on the horizon), also known as Special Purpose Local Option Sales Tax or ""VOLUNTEER TAX "


This "VOUNTEER TAX" is called that, because the people vote themselves a tax increase, voluntarily giving the county, school, city, more of their hard-earned money.


BUT, ITS JUST A PENNY THEY SAY, but being it is cumulative and overlapping, in reality it is more like 5 to ten pennies or so +/- taken away for every dollar we spend, depending on how many SPLOST, TSPLOST, ESPLOST are active. Many are active for a period of 4 to 5 years when approved. SEE here


The SPLOSTs are supposed to offset property taxes, has anyone received an offset?


The catch is, the excess portion collected can only go to offset the property taxes, IF THERE IS NO DEBT, and as of late, there seems to be plenty of debt for the county, city, school, fire.
